 By Order of the Court of Chancery, dated June 14, 2011, at the Petition of the Petitioner in the above referenced matter, the following real property will be sold by the Trustee appointed by the Court:

 PROPERTY IDENTIFICATION: 117 Pinewater Drive, Harbeson, (Lewes) Delaware; Sussex County Tax Map Parcel No.: 2-34-17, 12-13.00.  Said real property is situated in the Angola area and immediately adjacent to Pinewater Farms.  Said real property contains approximately Fifty-Three One Hundreds (53/100 or .53) acres of land, more or less.  The property is improved by a single family dwelling.  A full metes and bounds legal description may be obtained by contacting the Trustee identified below; by visiting Reagan-WatsonAuctions.com; or by obtaining the last deed of record recorded at Book 1194, Page 192 with the Sussex County Recorder of Deeds.  The sale is subject to all easements and restrictions of record.

 SPECIAL NOTATIONS:  The subject property is land fronting on the Hopkins Prong of Herring Creek, a tributary of the Rehoboth Bay.  The property is landlocked but accessible by and through easement(s) of record.  No representations are made with regard to the nature and completeness of the easements.  Said real property is also subject to a Delaware Department of Natural Resources Subaqueous Lands Lease for the purpose of maintaining a pier into Hopkins Prong.  Said Lease by its terms expires in April 2019 and can be viewed at Deed Book 2711, Page 006, in the Sussex County Recorder of Deeds Office.

TERMS OF SALE:  $10,000.00 non-refundable deposit on the day of sale with cash or certified funds payable to Law Office of Dean A. Campbell, LLC, the balance to be paid on or before September 6, 2011, with cash or certified funds.  Trustee shall prepare and deliver deed.  Purchaser shall pay the Delaware 1 ½% State Realty Transfer Tax and the 1 ½% Sussex County Transfer Tax.  Purchaser shall be responsible for all other closing costs and fees.  Faillure to follow the above terms could result in a forfeiture of the deposit.  This property is being sold “AS IS and WHEREIS” with no express or implied warranties or disclosures.  Announcements made the day of sale take precedent over printed material.  Sale is subject to confirmation by the Court of Chancery of the State of Delaware.  In the event the sale is not confirmed, all purchase funds, including the deposit, will be refunded to the buyer.
